Rimrock Property Management Ltd. Edmonton, Alberta Three positions Full-time, on site $60,000 to $75,000 per year

Rimrock Property Management is hiring three Community Managers for newly built multifamily communities in Edmonton.

Each Community Manager is the face of their building: you lease it, look after the people who live there, and keep it running to the owner’s standard.

What you will do

  • Lease the community during business hours: answer inquiries, tour prospects, screen applications, prepare and sign leases, and complete move-ins.
  • Own occupancy and renewals. Track traffic, conversions, notices and upcoming expiries, and act before a suite sits empty.
  • Be the first point of contact for residents. Resolve concerns quickly, apply the lease and community rules fairly, and document everything.
  • Collect rent, follow up on arrears, and issue notices in line with Alberta’s Residential Tenancies Act.
  • Complete move-in and move-out inspections, coordinate turnovers, and keep suites rent-ready.
  • Log and follow maintenance requests through to completion with Rimrock’s maintenance team and approved contractors.
  • Walk the building and grounds daily, and report deficiencies, safety issues and warranty items.
  • Send the weekly leasing and operations report to the Property Manager.

What you bring

  • A current RECA property management licence (required).
  • A valid driver’s licence (required). One of the three positions also requires a reliable vehicle; the other two do not.
  • Two or more years in residential leasing or on-site multifamily management. Lease-up experience in a new building is a strong asset.
  • Working knowledge of Alberta’s Residential Tenancies Act.
  • Confidence with property management software and Microsoft 365.
  • Clear writing, calm judgment with upset residents, and the discipline to keep records current.
  • A clear criminal record check.

Compensation, hours and benefits

  • Reports to a senior manager or the Controller.
  • $60, 000 per year, depending on experience.
  • Monday to Friday, 8:00 a. m. to 4:30 p. m.
  • Benefits package.
  • Three weeks of vacation.
  • Working at Rimrock

Rimrock manages commercial, multifamily, residential and condominium properties from offices in Calgary, Edmonton and Lethbridge.

New employees follow a first-year onboarding plan with quarterly reviews, and job training is provided at no cost to staff.
