About the Role
Our client, a rapidly growing real estate investment company, is seeking a highly motivated and experienced Senior Real Estate Acquisition Specialist to join their fully remote team.
This position is critical for identifying, evaluating, and securing new investment opportunities across various property types nationwide.
You will leverage your extensive market knowledge, financial acumen, and negotiation skills to source off-market deals and under-market opportunities.
This role demands a proactive approach, strong analytical capabilities, and the ability to work independently and effectively within a distributed, fast-paced environment.
You will play a key role in expanding our client's real estate portfolio.
Key Responsibilities
- Source and identify potential real estate acquisition opportunities, focusing on off-market and undervalued properties.
- Conduct thorough due diligence, including financial analysis, market research, site visits (when feasible), and risk assessment for potential acquisitions.
- Develop detailed financial models and pro forma analyses to evaluate the viability and profitability of investment opportunities.
- Negotiate purchase agreements and other relevant transaction documents with sellers, brokers, and legal counsel.
- Build and maintain strong relationships with brokers, developers, property owners, and other sources of deal flow across South Africa.
- Prepare comprehensive investment proposals and present findings and recommendations to the investment committee.
- Stay informed about market trends, economic conditions, and regulatory changes affecting real estate acquisitions.
- Manage the acquisition pipeline effectively, ensuring timely progress and execution of deals.
- Collaborate seamlessly with internal legal, finance, and asset management teams in a remote setting.
- Continuously refine acquisition strategies based on market performance and evolving investment criteria.
Requirements
- Minimum of 6 years of experience in real estate acquisitions, investment analysis, or corporate real estate.
- Proven track record of successfully sourcing and closing complex real estate transactions.
- Strong understanding of real estate finance, valuation methodologies, and deal structuring.
- Exceptional negotiation, communication, and interpersonal skills.
- Proficiency in financial modeling using Excel and experience with real estate databases and analytics tools.
- Bachelor's degree in Finance, Real Estate, Economics, Business Administration, or a related field.
- Demonstrated ability to work independently, manage multiple priorities, and thrive in a remote work environment.
- High degree of self-motivation, proactivity, and attention to detail.
- Experience with various property types (multifamily, commercial, industrial) is a plus.
- Familiarity with national real estate markets and deal-sourcing networks is advantageous.
